*Coordinates with clients how to properly prepare the house for photos and putting the property up in the MLS
*Schedules photos, orders yard signs, and arranges lockbox installations
*Inputs listings in the MLS (adding all required information, disclosures, photos, etc.)
*Coordinates with HOA (if applicable) for HOA fees, inclusions, and any restrictions
*Coordinates showings and open houses
*Sets up ShowingTime for property access information and rules/restrictions
*Enters listing to the pipeline for commission disbursement and compliance
*Coordinates listings, offers, and buyer/seller contract-to-close transactions
*Communicates with buyer/seller, other agents, lender, title co., and any additional vendors throughout the transaction
*Enters the transaction in the CRM and keeps it up-to-date
*Updates the MLS with the status of the contract and any necessary changes
*Assists in drafting and submitting offers
*Puts together the paperwork and makes sure everything is signed, executed, and filled out completely
*Sends the bound contract over to the lender and title company to get the file started
*Orders and coordinates inspections
*Prepares and facilitates addenda, amendments, repair proposal/amendments, and any additional documents
*Follows up to make sure earnest money is received and submitted within the deadline
*Manages contract deadlines and ensures timeliness with contingencies
*Orders Home Warranty
*Coordinates Final Walk-through and Closing
*Reviews and audits the Settlement Statement
*Prepares Disbursement Authorizations and sends it over to the title company
*Audits and submits the file for compliance
*Organizes the files in G-drive or other file management systems
