A defining moment in my career was collaborating with a property management client in Hawaii on a system migration project. Our primary goal was to ensure the precise transfer of adjusted/corrected GL ending balances from their old system (Promas) to AppFolio as opening balances. We handled accounting data for approximately 30 property owners, 45 tenants, and many other accounting records.

My experience in the US banking sector as a Customer Service Representative for a decade, where I specialized in processing consumer housing mortgage inquiries and small business credit applications, gave me a platform in effective communication. I also gained hands-on experience in breaking down complex financial concepts like escrow, fixed-rate and ARM mortgages, loan modifications, refinance options, HELOC, and other various bank credit products, tailoring my explanations to the specific needs of each customer. It involved actively listening to their concerns, asking probing questions, and communicating clearly to ensure they felt understood and empowered to make informed decisions. Additionally, my responsibilities included handling sensitive, technical and computational tasks such as processing pay-by-phone transactions, setting up ACH payments, and managing payoff requests, emphasizing the need for accuracy to prevent errors, and maintain client trust.

While I acknowledge the growing popularity of Xero in the market, I haven't yet had the opportunity to use it with a client. However, for almost a year now, I've dedicated myself to self-paced Xero training courses with financial data working on different Xero system features such as Pay Bills, Purchase Orders, Inventory, Fixed Assets, Bank Recs, Contacts, Analytics, Reporting, etc Combined with my solid grasp of accounting principles and IFRS, and my aptitude for quickly learning small business accounting systems (and ERP [to some extent]), I'm confident in assessing my Xero proficiency at a 4-star level (for now). Besides Xero, QuickBooks Online proved invaluable in automating processes for a property management client I previously worked with. As an accountant, I found the Financial Diagnostics tool in AppFolio particularly valuable, beyond the standard AP, AR, GL, and TB modules. This feature significantly streamlined the process of identifying accounting errors and imbalances. One major benefit is its ability to detect mismatches in security deposit accounts, escrow cash accounts, and non-zero security clearing accounts. In my experience with migration projects, diagnostic issues often surfaced during tenant move-in and move-out processes, typically resulting from users skipping 1 or 2 steps in the workflow.
