JOB OVERVIEW

Are you a problem-solver with a knack for coordinating maintenance operations? Do you have experience using AppFolio to streamline workflows and keep things running smoothly? If so, we have the perfect opportunity for you!

Key Responsibilities:
Maintenance Coordination:

Serve as the main point of contact for maintenance requests from tenants and owners.
Assign and track work orders in AppFolio.
Communicate with vendors to ensure timely completion of repairs.
Vendor Management:

Vet and onboard vendors, ensuring proper licensing and insurance.
Coordinate with vendors to provide access to properties.
Maintain vendor records and performance evaluations.
Operational Efficiency:

Monitor and follow up on open work orders to ensure nothing falls through the cracks.
Create and refine workflows in AppFolio to improve maintenance processes.
Audit maintenance accounts and review utility responsibilities.
Documentation and Compliance:

Ensure accurate entry of maintenance notes and invoices in AppFolio.
Assist with tracking rental licenses and inspections related to property maintenance.
Submit vendor agreements and maintain spreadsheets/calendars.
Communication:

Provide updates to tenants, owners, and vendors through the AppFolio portal.
Send regular maintenance status reports to property managers.
Coordinate with city officials for inspections and permits when needed.

AppFolio Expertise: You know AppFolio inside and out and can optimize it for maximum efficiency.
Organization: Strong attention to detail and ability to juggle multiple tasks.
Communication: Excellent written and verbal communication skills to liaise with tenants, owners, and vendors effectively.
Problem-Solving: A proactive attitude toward resolving maintenance issues quickly and efficiently.
