We are seeking a highly detail-oriented and analytical Real Estate Virtual Assistant with a bachelor’s degree in a related field (real estate, business, finance, urban planning, or similar) to assist with property due diligence, research, and financial analysis.
This role starts at 15 hours per week with set hours but has the potential to increase to full-time based on performance.
Responsibilities:
Land & Property Due Diligence & Analysis:
- Call city/town offices, registrars of deeds, and local departments to verify property details.
- Compile tax cards, deeds, property ownership records, and title history.
- Confirm property boundaries, access to roads, and landlocked status.
- Check for wetlands, zoning restrictions, and land use regulations.
- Verify existing utilities (water, sewer, electric, gas, etc.) on-site.
- Analyze property slope and determine feasibility for building.
- Investigate permits pulled, surveys, and plot plans.
House & Rental Property Research & Financial Analysis:
- Confirm permits, property age, and historical data.
- Review Google Maps images to assess last known property condition.
- Conduct comparative market analysis (comps) for property valuation.
- Gather average rental rates for investment properties.
- Input financial data into spreadsheets to underwrite and analyze deals.
- Draft and prepare Purchase & Sales Agreements.
- Cross-check expense data and utility costs for properties.
Qualifications & Requirements:
? Bachelor’s degree in a related field (Real Estate, Business, Finance, Urban Planning, or similar).
? Fluent in English (Written & Spoken) – Must be comfortable making phone calls and communicating professionally with U.S. city and town offices.
? Experience in real estate research, due diligence, and financial analysis.
? Familiarity with real estate documents (tax cards, deeds, property surveys, etc.).
? Strong internet research skills and ability to make calls to U.S. city/town offices.
? Proficiency in Google Sheets/Excel for underwriting and financial modeling.
? Ability to work independently and meet deadlines efficiently.
? Excellent written and verbal English communication skills.
Preferred (Not Required):
- Background in real estate wholesaling, investing, or property management.
- Experience using Zillow, Redfin, PropStream, LandGlide, or similar tools.
Position Details:
? Part-Time (15 Hours/Week)
? Schedule: Monday, Wednesday, Friday – 9 AM - 2 PM EST (Must be available during these hours)
? Pay Rate: $7/hour
? Growth Opportunity: More hours and potential full-time role based on performance
