About Us:
Pine Rose Lands is a fast-growing land investment company specializing in buying and selling land across various markets. We are looking for an experienced and detail-oriented Intake/Comping Underwriter to join our team. This person will play a key role in evaluating incoming leads and ensuring that only the best opportunities move forward to the acquisitions team.

Position Overview:
As an Intake/Comping Underwriter, you will be responsible for managing new leads that come through our various outbound neutral marketing channels (mail, cold calling, texting). You will analyze incoming leads, determine the market value of properties based on comparable sales, and dUpgrade to see actual info whether the property is worth pursuing. You will then document all necessary information in our CRM (currently Pebble) and pass the opportunity along to our acquisitions team.

This is a contract, 1099 position, and you will be paid on a biweekly basis. In addition to your base pay, you will be eligible for quarterly bonus based on company net profits and contractor performance.

Key Responsibilities:

Lead Management and underwriting:

Manage and process incoming leads from outbound neutral marketing efforts (mail, cold calling, texting).
Organize and prioritize leads based on urgency and quality.
Underwriting and Market Analysis (Comping):

Must have experience underwriting and comping land based on detailed analysis of comparable properties and local market conditions.
Research and evaluate land sales data to establish property value and make informed decisions.
Make determinations on whether to purchase properties based on comps, potential marketability, and financial viability.
CRM Management:

Create and update new deals within our CRM system (Pebble), ensuring all details are accurately documented.
Track and monitor the status of all leads and deals, ensuring seamless handoff to the acquisitions team.
Maintain accurate records of all underwriting decisions, notes, and follow-up actions.
Collaboration with Acquisitions Team:

Provide comprehensive property details and market analysis to the acquisitions team, setting up deals for successful closing.
Communicate effectively with acquisitions teaUpgrade to see actual infombers to ensure timely processing of deals.
Reporting & Documentation:

Maintain detailed underwriting notes and property evaluations for reference.
Regularly report on lead processing, underwriting results, and deal pipeline status.
Skills & Qualifications:

Experience in land underwriting and comping is a must.
Strong experience in real estate, land investing, or property underwriting.
Proficiency with CRM tools (experience with Pebble is a plus).
Solid understanding of real estate comps and property valuation methods for land.
Detail-oriented with strong organizational skills.
Ability to work independently and make data-driven decisions.
Excellent English written communication skills.
Strong analytical and research abilities.
Ability to prioritize tasks in a fast-paced environment.
Preferred Qualifications:

Experience in land investing or property acquisitions.
Knowledge of market trends in land sales and property investments.
Familiarity with neutral marketing strategies (mail, cold calling, texting).
