Job Title:
Real Estate Acquisitions and Dispositions Manager for Wholesaling Business

Job Description:
We are seeking a driven and experienced Real Estate Acquisitions and Dispositions Manager to take ownership of our wholesaling pipeline. You will be responsible for managing and converting qualified leads provided by our cold calling team, negotiating with sellers, marketing properties, and closing deals with investors. This is a highly independent role, ideal for someone who excels at deal-making and thrives on end-to-end responsibility.

Responsibilities:
* Acquisitions:
* Evaluate and qualify leads passed by the cold calling team to identify motivated sellers.
* Build rapport with property owners and negotiate purchase agreements at favorable terms.
* Analyze property details and assess potential value and profitability.

* Dispositions:
* Market contracted properties to real estate investors through email campaigns, social media, and networking.
* Build and maintain a buyer network, ensuring a steady pipeline of interested investors.
* Negotiate with buyers to maximize profits and close deals efficiently.

* General:
* Collaborate with cold callers to provide feedback on lead quality and optimize scripts.
* Maintain accurate records of leads, contracts, and transactions in the CRM system.
* Handle the transaction lifecycle from lead hand-off to closing, ensuring seamless communication between all parties.

Requirements:
* 3-5 years of experience in real estate wholesaling, with proven success in both acquisitions and dispositions.
* Exceptional negotiation and communication skills.
* Proficiency in CRM tools (e.g., Podio, Salesforce) and marketing platforms.
* Strong organizational and time management skills to juggle multiple deals and responsibilities.
* Goal-oriented mindset with the ability to work independently and manage a small team of cold callers.

Compensation:
* Base Pay: $200 for 40 hours per week.
* Deal Bonus: Up to 5% of profit for every closed deal (includes both acquisitions and dispositions).

Work Schedule:
* PST Time Zone: 8:30 AM to 5:30 PM, with a 1-hour lunch break.
