Property Manager Job Description

Iron Gate Development is Hiring a Property Manager!
Iron Gate Development LLC is a dynamic real estate investment firm specializing in rental properties, fix-and-flips, and new construction. We are seeking a Rental Portfolio Manager to oversee and optimize our growing portfolio of rental properties, ensuring high occupancy rates, seamless operations, and maximum profitability.
The Rental Portfolio Manager will be responsible for the day-to-day management of our rental properties, ensuring tenant satisfaction, efficient operations, and strong financial performance. This role involves leasing, tenant relations, maintenance coordination, and financial oversight to optimize the performance of our real estate investments.

Compensation:
Job Types: Part-Time, Contract (subject to change)
Salary: commensurate with experience in the range of $8-$10 an hour.
Estimated 15-30 hours per week.

Requirements:
Hours of availability: Monday - Friday, 9 am - 1 pm daily then as needed.
If an emergency arises, must show flexibility to support the business needs after business hours.
Experience in property management, real estate, or a related field.
Strong understanding of rental property laws and leasing processes
Proficiency in property management software (Buildium)
Excellent communication, negotiation, and problem-solving skills.
Ability to handle multiple properties and prioritize tasks effectively.

Effective communicator and detail oriented
Adept with using technology such as different apps, iphones, various online systems
Is capable of using different resources to solve problems on their own
Is highly organized and is a logical thinker
Works very well with other people and can build rapport quickly with both team members and vendors
Has great attention to detail and brand quality
Appreciates direct & blunt feedback
Can juggle lots of moving pieces while staying organized
Has experience with some/all of the following IT systems: MS Excel, Google Drive, and Monday.com

Key Responsibilities:
Leasing & Tenant Relations
Market rental properties through online listings, social media, and local advertising.
Screen and select qualified tenants to ensure long-term occupancy and minimize turnover.
Manage lease agreements, renewals, and rent collection processes.
Address tenant concerns and coordinate resolutions in a timely manner.
Property Management & Maintenance
Oversee routine and emergency maintenance requests, working with vendors and contractors.
Conduct property inspections to ensure compliance with lease terms and local regulations.
Develop and implement preventative maintenance plans to preserve property value.
Ensure all properties comply with local, state, and federal housing regulations.
Financial Management & Reporting
Track rental income, expenses, and net operating income to ensure profitability.
Minimize vacancy rates and maximize rental yields through strategic pricing.
Monitor and enforce timely rent collection, implementing late payment policies as necessary.
Provide weekly reports on portfolio performance.
Process Optimization & Growth
Identify opportunities to improve operational efficiency and reduce costs.
Recommend technology or software solutions to streamline portfolio management.
Assist in property renovations.
