Job Title: Property Management Virtual Assistant (VA)

PHP 25,000-30,000/month (with potential raises based on performance)

Job Description: Are you an experienced, detail-oriented Virtual Assistant with expertise in property management, Airbnb rentals, mid-term, and long-term rental management? We are looking for a Rockstar VA to assist in managing our real estate and property management business. This is a long-term, full-time position with growth potential for the right candidate.

Position Details:
Job Type: Full-time (40 hours per week)
Salary: PHP 25,000-30,000/month (with potential raises based on performance)
Work Hours: U.S. Eastern Time (Must be available on some weekends)
Location: Remote (Must be based in the Philippines)

Responsibilities:

Receptionist & Call Handling:
Answer and screen inbound calls from tenants, landlords, vendors, and guests.
Return missed calls, check voicemails, and follow up on inquiries.
Manage email and chat inquiries professionally and efficiently.
Schedule and confirm appointments and property showings.

Airbnb & Short-Term Rental Support:
Manage Airbnb listings, including updating descriptions, pricing, and availability.
Handle guest inquiries, check-ins, and check-outs.
Coordinate with cleaners and maintenance staff to ensure properties are guest-ready.
Respond to guest complaints and emergencies professionally and promptly.

???? Tenant Communication (Mid-Term & Long-Term Rentals):
Handle emails, calls, and follow-ups with tenants for mid-term and long-term rentals.
Assist with lease agreements, renewals, rent collection, and maintenance requests.
???? Lease & Rental Management:
Track lease expirations, renewals, and vacancies for mid-term and long-term properties.
Send lease agreements for signing and ensure compliance.
???? Maintenance Coordination:
Receive and log maintenance requests, schedule vendors, and follow up on repairs.
Ensure timely resolution of tenant and guest issues.

???? Marketing & Listing Management:
Post vacancies for Airbnb, mid-term, and long-term rentals on various platforms.
Respond to inquiries, pre-screen tenants, and coordinate showings (if needed).
???? Administrative Support:
Organize property files, track expenses, and create financial reports.
Handle bookkeeping tasks and assist in rental income tracking.

Qualifications:
? Minimum 2 years of experience in property management, receptionist duties, or real estate VA work.
? Fluent English communication skills (written & spoken).
? Strong phone etiquette and customer service experience.
? Excellent organization, problem-solving, and multitasking abilities.
? Experience handling customer service via phone, email, and chat.
? Ability to multitask and stay organized under pressure.
? Tech-savvy: Experience using Google Workspace (Gmail, Drive, Sheets), Slack, Zoom, and property management software.
? Ability to work independently and take initiative.

Preferred Qualifications:
? Prior experience answering calls and handling reception tasks.
? Prior experience working with U.S.-based property managers or real estate businesses.
? Familiarity with property management software (e.g., AppFolio, Buildium, Rent Manager).
? Ability to screen and manage corporate housing tenants and Airbnb guests.
? Knowledge of Airbnb and short-term rental management.
