Position: Lead Manager / Junior Acquisitions
Company: 27 Properties

About the Role:
We are looking for a highly motivated and detail-oriented Lead Manager / Junior Acquisitions Specialist to join our real estate investment team. This is a remote role, working closely with our U.S.-based team to manage inbound leads, nurture seller relationships, and ensure no opportunities fall through the cracks. You will play a critical role in qualifying leads, following up consistently, and helping our acquisitions team close deals.

Key Responsibilities:

? Lead Management & Qualification
- Evaluate and organize new seller leads that come through various marketing channels.
- Categorize leads based on their timeline to sell:
- Cold Leads: 3+ months out
- Warm Leads: 1-2 months
- Hot Leads: 1 month or less
- Assign qualified leads to the appropriate Acquisitions Manager for follow-up.
- Ensure all leads are properly categorized and have clear next steps & follow-up dates.

? Seller Follow-Up & Nurturing
- Consistently follow up with leads who aren’t ready to sell yet but may be in the future.
- Build rapport with sellers by asking thoughtful questions about their situation, not just their house.
- Provide solutions to overcome obstacles that might delay a sale (e.g., probate help, moving assistance).
- Ensure sellers remember our company and think of us first when they dUpgrade to see actual info to sell.

? CRM Management & Data Accuracy
- Audit leads to ensure they are properly categorized and assigned to an active teaUpgrade to see actual infomber.
- Prevent leads from "falling through the cracks" by ensuring timely follow-ups are scheduled.
- Accurately update lead notes and seller motivation in our CRM (Podio or similar system).

Who We're Looking For:
? Experience in Real Estate or Sales (Preferred but not required)
? Strong English communication skills (spoken & written)
? Highly organized and detail-oriented
? Comfortable making follow-up calls and engaging in relationship-building conversations
? Ability to think critically & problem-solve to help sellers with obstacles to selling
? Self-motivated and able to work independently in a fast-paced environment
? Experience with CRM systems like Podio, REsimpli, or Salesforce (a plus)
