JOB OVERVIEW

We are looking to engage a full-time virtual property manager.

We are a property management group that has been in business for 20 years and growing fast. As a REMOTE PROPERTY MANAGER, your role will focus primarily on various tasks to support the daily operations of the business as well as liaison with tenants and service providers. This is a 2 year contractual position as a self-employed freelancer and can be done remotely at home with a fast computer, fast internet connection, a quiet work-space at home and the right gear.

Extensive training and support will be provided.

$1000 Monthly Pay + Benefits (13th month pay, vacation and sick leave options)

1. Answer calls from prospective tenants calling about renting a new apartment, knowing the answers to their questions because you memorized the aspects of the apartment that is available for rent and answer the prospective tenants questions, call new inquiries on the phones, Tenant Turner and email and encourage to schedule, ask the prospective pre-screening questions on the phone, schedule viewing appointments, encourage prospects to attend the viewings, help prospects get to their appointments, encourage prospects to apply, by using CRM system Tenant Turner, GoTo phone and Google Workspace.
2. After the viewings follow up with prospects by phone call, encourage and help prospects apply. Assist manager in processing the applications. Ensure the submitted applications and supporting documents are complete. Verify the information by reviewing the supporting documents and speaking with the applicant. Provide a summary of the applications to the Manager.
3. Advertising available apartments on various various websites and social media including Tenant Turner, Rentspree, Craigslist, Facebook Marketplace, Facebook page, Instagram, Youtube, Tik Tok and others. This requires creating accurate, attractive listings or postings on the various websites and social media, checking they are appearing accurately on the website/social media accounts and the affiliated websites and google search, providing links to the live ads on an Ad Tracker for the Manager to review, making corrections or updates immediately upon Managers request. Renewing listings on the various websites so the ads remain live, current and at the top of searches. This requires re-listing, updating pricing, changing pictures and updating descriptions regularly. You will also be looking for other websites or social media platforms to advertise on.
4. Answer the office phone and call tenants, assisting with resident repairs, tenant concerns, late rent and more. You will be using Yardi, Google Voice and Google sheets to create work orders and track to completion, trouble shoot repairs, arrange repairmen, make sure repairs are completed, follow up on late rent, address tenant concerns and assist with any other issues that arise
5. Assist with various tasks such as finding appliances, filling out notices, preparing tenant letters, preparing security deposit refund letters and anything else to support management.

Requirements To Apply:
1. MUST be actively working on our matters and fully available Wednesday to Sunday from 9:00 AM PST to 6:00 PM PST. At times, the schedule may change to accommodate apartment showings.
2. MUST be friendly and helpful on the phones.
3. At least one year of full time experience talking to tenants.
4. Bachelors or higher degree from major university (please provide evidence of your Batchelor's degree when applying)
5. Excellent English communication skills (both spoken and written)
6. Must have you own computer, headset and have a quiet, distraction-free area to work and fast, reliable internet access capable of doing voice, video calls (At least 50MBPS download and 20MBPS upload) with a backup power and internet service if there is an outage.
