Position Overview:
Upside Capital Holdings is seeking a detail-oriented and results-driven Construction Virtual Assistant with solid background in real estate, takeoffs, strong English communication skills, quote analysis, and procurement coordination for single-family house construction projects. This role requires exceptional organizational skills, strong negotiation abilities, and a deep understanding of procurement processes to ensure materials and services are sourced effectively and within budget.
SALARY: $5 to $6
Work Schedule:
Monday to Friday, 8:30 AM to 5:30 PM Central Time.
Key Responsibilities:
Takeoffs & Cost Estimation:
-Review blueprints with attention to detail to determine material and labor needs.
-Perform accurate construction takeoffs, ensuring no items are missed.
-Work with project teams to align cost estimates with budgets.
Blueprint & Bid Management:
-Carefully read and interpret construction plans and documents.
-Request and collect detailed bids from subcontractors and suppliers.
-Compare bids thoroughly to find the best value while meeting project needs.
Vendor & Subcontractor Coordination:
-Identify and maintain relationships with reliable vendors and subcontractors.
-Negotiate pricing and terms, ensuring clarity and accuracy in agreements.
-Monitor vendor performance to ensure quality, timelines, and compliance.
Real Estate & Construction Knowledge:
-Use real estate market insights to assess construction costs with precision.
-Work with developers and project teams to ensure financial feasibility.
-Stay updated on U.S. construction regulations and material pricing trends.
Quote Analysis & Negotiation:
- Review and analyze vendor quotes to identify the best value while meeting project specifications.
- Negotiate pricing and terms to secure competitive rates and favorable agreements.
- Ensure all quotes align with project budgets and timelines.
Procurement Coordination:
- Maintain an organized database of vendors, quotes, and procurement-related documents.
- Collaborate with project teams to ensure timely procurement of materials and services within budget.
- Monitor vendor performance to ensure adherence to agreed-upon terms and quality standards.
Reporting & Documentation:
- Prepare and submit procurement reports, including cost comparisons and recommendations.
- Maintain accurate records of all procurement activities for auditing and future reference.
- Communicate updates on procurement progress and resolve issues with stakeholders promptly.
Compliance & Quality Assurance:
- Ensure vendor quotes comply with project requirements, legal standards, and industry regulations.
- Verify the quality and specifications of procured materials and services before finalizing agreements.
Qualifications:
Experience: Solid experience working with a real estate company in the US, construction procurement, estimating, or purchasing.
Technical Skills: Ability to perform accurate takeoffs and analyze bids.
Blueprint Reading: Strong understanding of construction plans and specifications.
Attention to Detail: High level of accuracy in reviewing quotes, materials, and costs.
Negotiation Skills: Ability to secure competitive pricing and favorable terms.
Software Proficiency: Experience with Microsoft 365.
Industry Knowledge: Familiarity with U.S. construction standards, materials, and real estate markets.
Communication Skills: Strong verbal and written communication for vendor and team coordination.
