Position Overview:
We are seeking a highly organized and experienced Assistant Property Manager to oversee the day-to-day operations of our diverse property portfolio. As an Assistant Property Manager, you will be responsible for managing the leasing, maintenance, and financial aspects of multiple properties, ensuring they are well-maintained and profitable. This role requires excellent communication skills, exceptional problem-solving abilities, and a strong understanding of property management principles. A broker assistant experience is a plus.
Key Responsibilities:
Leasing and Tenant Management:
*Advertise and market vacant units to attract tenants
*Screen and evaluate prospective tenants and conduct thorough background checks
*Negotiate and execute lease agreements, ensuring compliance with legal requirements and company policies.
*Collect rents, enforce lease terms, and manage tenant move-ins and move-outs.
*Address tenant concerns and complaints, mediating disputes and fostering positive relationships.
*Manage tenant renewal
*Audit vacant unit
*Conduct lease renewal audit
Maintenance Management:
*Create maintenance tasks
*Assign maintenance tasks to vendors/contractors
*Update maintenance progress
*Coordinate with landlord and tenant
*Manage ticket progress and completion
Legal and Regulatory Compliance:
*Stay updated on relevant local, state, and federal laws and regulations pertaining to property management.
*Ensure properties comply with applicable safety, health, and building codes.
*Handle evictions and legal proceedings, collaborating with legal counsel when necessary.
*Maintain accurate records, including lease agreements, tenant information, and property documentation.
Basic broker assistant role is a plus
