Key Responsibilities:
Listing Management:
Create and optimize property listings on Airbnb, VRBO/HomeAway,
Pricing Strategy:
Develop and implement dynamic pricing strategies to ensure competitive rates and maximize revenue.
Guest Communication:
Handle all guest inquiries, bookings, and reviews promptly and professionally, ensuring a high level of customer satisfaction.
Marketing:
Utilize various marketing channels, including social media,
Property Management:
Coordinate with local service providers for cleaning, maintenance, and other on-site needs to ensure properties are well-maintained and guest-ready.
Performance Analysis:
Monitor and analyze booking trends, occupancy rates, and guest feedback to continuously improve property performance.
Compliance:
Ensure all properties comply with local regulations and industry standards.
Emergency Management:
Develop and implement protocols for handling emergencies, including maintenance issues, guest health emergencies, and natural disasters. Coordinate with local contacts to ensure rapid response and resolution.
KEY COMPETENCIES:
- Proven experience in managing vacation rentals on Airbnb, VRBO/HomeAway,
- Strong understanding of the vacation rental market and trends.
- Excellent written and verbal communication skills.
- Proficiency in using property management software and tools.

PERFORMANCE METRICS:
- Occupancy Rate: Measure the percentage of booked nights versus available nights to gauge property popularity and booking efficiency.
- Average Daily Rate (ADR): Track the average revenue earned per booked night to assess pricing strategy effectiveness.
Revenue per Available Room (RevPAR): To evaluate overall financial performance, calculate total revenue divided by the number of available rooms.
- Guest Satisfaction Score: Collect and analyze guest reviews and ratings to ensure high levels of customer satisfaction.
- Booking Conversion Rate: Monitor the percentage of inquiries that convert into confirmed bookings to optimize communication and lasting appeal.
- Response Time: Track the average time taken to respond to guest inquiries and booking requests to maintain prompt and professional communication.
- Maintenance and Cleanliness Scores: Evaluate feedback related to property upkeep and cleanliness to ensure high standards are consistently met.
- Marketing ROI: Analyze the return on investment for various marketing campaigns to determine the most effective channels and strategies.
