JOB OVERVIEW

Position Overview

The Acquisitions Analyst will play a pivotal role in supporting the acquisitions team by analyzing investment opportunities. This position involves working closely with sellers, managing deal pipelines, analyzing financial models, and ensuring the seamless progression of transactions from initial contact through closing. The ideal candidate will have strong organizational skills, attention to detail, and the ability to manage multiple projects simultaneously.

Key Responsibilities

1.Lead Qualification
oVet initial opportunities and further qualify leads to ensure alignment with acquisition criteria.

2.Deal Documentation and Organization
oCreate and manage the deal Dropbox folder, ensuring all required documents are uploaded and organized.
oObtain necessary financials and other information from sellers or brokers to qualify the deal effectively.

3.Financial Modeling and Analysis
oReview, refine, and edit the initial model to ensure accuracy and alignment with investment goals.
oProvide summary of analysis to the acquisitions team for initial feedback and approval.
oIncorporate feedback into the financial model and resolve any follow-up questions proposed by the acquisitions team.

4.Debt and Financing Coordination
oRequest and review debt quotes from lenders to evaluate financing options.
oConduct a second review of the updated model with the acquisitions team before moving forward.

5.Transaction Management
oDraft and send offers.
oUpdate the deal tracker and CRM regularly to reflect the status of opportunities.
oUpon LOI acceptance, coordinate the drafting and review of Purchase and Sale Agreements (PSAs) with legal and the acquisitions team.
oParticipate in PSA negotiations and redline reviews with the acquisitions team and legal counsel.


6.Due Diligence and Closing
oPopulate the seller deal room with all necessary documents and confirm receipt with the seller and acquisitions team.
oConduct a thorough review of the deal room, analyzing financials, utility statements, delinquency reports, and other critical information.

Qualifications
?Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field.
?Experience in financial modeling, transaction management and conducting due diligence preferred.
?Proficiency in financial modeling.
?Strong organizational and communication skills.
?Ability to multitask and manage tight deadlines in a fast-paced environment.
?Attention to detail with a focus on accuracy in documentation and analysis.

Preferred Skills
?Familiarity with real estate transaction processes and legal documentation.
?CRM experience for tracking deal pipelines (e.g Hub Spot).
?Experience coordinating with lenders and reviewing debt quotes.
?Strong interpersonal skills for building relationships with sellers, brokers, and team members.
